Interesting phone call...
 
I thought I would post this here first since this is where he got my number. But I had a guy call that is wanting to turn his ranch into a bow only lease. Maybe I post looking for lease captains only? I will get nothing for this but I do not want to give the guy a bad taste in his mouth if he gets lots of undesirables calling.

I will if he decides to go to a day lease but he is looking to lease to bowhunters only and dump his rifle hunters.

2250 acres....filling the lease is not a problem. He does want to go bow only and has no idea about bowhunting.

I would agree if he went to a day lease type ranch..he could then become a sponsor. But if he wants to remain a private owner and lease it out to bowhunters, I don't think I would make that a contigency for trying to help him find hunters.

Without giving out to much info, that is really all I am trying to do. Not sure how to go about it to ensure he gets good people.

Take apps for a lease manager here & you & the guy decide who the lease manger will be..then take apps for lease members on here..last resort tbh..but try to load it up with LSBA members that way you know the quality of hunter he will have..maybe even make bow hunters ed mandatory for the lease manager & recommended for the members.

IMO, he needs to find a quality "lease manager" and allow him to hand pick his members. That's about all you can really do. Ultimately, it comes down to finding somebody he can trust, then trusting them. I don't think you can just "advertise" a place and get quality members. On our places, in the past, we have even opted to buy up additional spots when we couldn't find a suitable replacement. Eventually, somebody that was right would come along and we would fill the spot.

I'm currently on a ranch, but, I still might be interested or know some that would. It really depends on the place and what he's looking to do. Can you send me the information you currently have on the place?

Agreed.

Here is what I know:


2250 acres @ $27,000 low fence
number of hunters to be determined but 10 seemed to be his limit
5 trophy bucks/year (claims to have 160 and above)
everyone can take 1 cull buck and 2 doe
feeders are there but designed for rifle hunters and could be moved
year round hogs and varmints

I have a web page where he had someone design whe he thought he would run rifle day hunts. It never happened.

I think the guys above are right. The first thing you need is a stand up guy to run things. He needs to ethical and willing to set and enforce the rules.

The rules need to be clear to everyone and rock solid before any money changes hands.

If you are getting 10 members and only taking 5 trophy bucks....that could be a problem for some people. Is it first 5 "trophy however that is defined" and the other people are just out of luck until next year?

That can work as long as you make the trophy rare enough that more than 5 won't get shot, and the penality for shooting the wrong deer a major deterent. That is kind of the way it is on our lease. Trophy's have to be 5 plus years and 10 pts. Every year we take a few, but most hunters don't get one. Of course everyone is hunting for one.

The lease sounds very good, if the guys on it have not shot it out and it needs a few years to recover. If that is true, going bowhunting is a great solution...but I would hate to be a bowhunter on it, who stayed three years while the deer were improving and then get kicked off so another group of high dollar gun hunters can come in and take the deer.
