Default Brushy Hill Ranch, Question.

I am new to this forum, but I know LSBA is associated with Brushy Hill Ranch. Now I have heard some really good things about the deer and hog hunting, but just as much bad.
I am from the NE and we have a lot of good buck up here, but my hunting group wants to try something different, get a taste of Texas. Reason being is that we have never shot hogs and it sound like fun, plus the deer hunting looks really good.
Can some of you guys squash out some of the bad things I have heard? This is a long way for us to travel for a 5 day hunt and the money is always an issue. I just want some true honesty. One comment was that all the places to stay are dirty and nasty, with no place to store animals shot, correct? Another comments said that all they saw down there was a few small eights and nines, nothing they could shoot, correct? If there aren't big deer to hunt, we might as well just pay for hogs. Another comment was that the ranch was over crowded, correct?
My hunting group does nothing but self-guided hunts in Kansas, Ohio and Missouri and we are custom to do it yourself, but there needs to be animals to hunt, or I don't care how good you are, you ain't shootin nothin.
I have hunted with a few semi-guided hunts and 2 of the 3 were awful with no animals seen!!!!!!! I know this hunt is self guided, but I don't get to come down and scout to make sure, I live to far away. I need some help.
We want to come down in October, due to the fact we want to hunt our rut up here in the north. Would we even have a chance of seeing big deer in October?
Any help with good honest answers, would be great.
